they’ve always “freshened up” listings by adding furnishings so that part is probably fine. the issues start when the computer moves walls and windows around.
A listing in my area had AI generated image for showing the surrounding area. The AI misunderstood the scale of a field, and added kids the size of 3 story buildings playing soccer. And this was not realized before being posted.
I’d accept that, and laud it as a valid use case for AI images even; as long as it was clear what was being done and had a human in the loop to ensure the generated image was reasonable.
Yeah. Honestly, I don’t really have a problem if a developer is just able to… not spend a bunch of money on a ton of furniture that’ll get shuttled between different properties, not accidentally bang up a wall, etc, and just make a good looking listing image that accurately represents the space.
All the better if it can maybe lead at least some of the more mom & pop landlords to not charge more because they’re looking to recoup staging costs.
Hell, I’d love it if I could look at a listing, and maybe get like 5 or 6 different options for how the space could look in very different styles, rather than the same, bland, generic palette of furniture and colors just because that’s the only truly cost-effective option.
But of course, we can’t have AI do anything good, that’d be ridiculous. It has to move the windows around and make the space look twice as big for no reason!
All the better if it can maybe lead at least some of the more mom & pop landlords to not charge more because they’re looking to recoup staging costs.
This is never, ever going to happen, not even once. No landlord will ever willingly lower the price of anything. They’ll just keep charging the same price and pocket the difference. They don’t run charities.

The staging costs are a drop in the bucket relative to the extra $ they’re bringing in just by better marketing the space. Like one month of upsell from an empty box to a staged apartment likely covers those costs - everything else is pure profit.
They’re pricing things based on what the “market” will support, and that doesn’t change whether they spend $200 staging or $2 AI staging. Mom and pop landlords are still wealth parasites trying to maximize profits.

I’ve seen listings show original and “sample” pictures with AI furniture. This is the way.

Every apartment I ever rented and the home I bought had regular empty photos and it was just fine
I’d rather see that because I like my existing furniture.
Even better take the pictures with tape measures laid across important dimensions so I can actually tell how things would fit.

When my house was listed, they freshened up the sky of all things. Every picture had the same clouds regardless of direction.
The clever thing would be AI depth mapping and insertion of 3D models of furniture, etc, rather than full generative AI in-painting
A fisheye lens/high FOV, HDR, and lighting edits already give there illusion of larger better lit rooms.
